Welcome to CAMBRIAN
Fifteen minutes from downtown San Jose you’ll find Cambrian, a family-oriented residential neighborhood filled with charming ranch-style homes and quiet, tree-lined streets. While it was never incorporated as its own town, Cambrian has a strong sense of community thanks to the many families that call the neighborhood home.
Cambrian is a neighborhood that harkens back to an iconic era in American life. At the end of World War II, thousands of soldiers came home and sought to rejoin everyday life. To help with the readjustment, the GI Bill provided a range of benefits for returning veterans, including funds for housing, which kicked off a busy time for home construction. The demand created a real estate boom on the outskirts of major cities, where GI’s began buying new homes to start their families. The Bay Area, including San Jose and its suburbs, was one of those desirable locations.
With the majority of homes in Cambrian built during this period, the neighborhood is reminiscent of this very important slice of Americana. As you drive through Cambrian’s streets, the look and feel of the 1960s is alive and well in the best way possible. Many of its ranch-style homes have fantastic curb appeal and have been renovated to meet today’s buyers’ needs; all while maintaining the original charm of the neighborhood. It’s also known as one of the most affordable, high-value neighborhoods in the San Jose area. When you see Cambrian for the first time, the setting will make you feel right at home.

People & Lifestyle
Cambrian’s ideal combination of a concentration of single-family homes, top schools, and a strong sense of community makes it a very popular neighborhood for families. Those looking to be close to the city but seek a safer, quieter place to retire to at the end of the day are attracted to Cambrian, and the number of other families makes it easy to socialize and develop a feeling of belonging. Cambrian borders Los Gatos, an endearing town with a mix of Victorian-style and Craftsman architecture in its neighborhoods and charming downtown area, as well as Almaden—both very family-friendly communities that extend the reach and small-town feeling of Cambrian.
Cambrian is also surrounded by the natural beauty that California is so well-known for. The Santa Clara Valley is full of opportunities for outdoor recreation, and spending time outside is a big part of the San Jose-area lifestyle. Cambrian enjoys over 300 days of sunshine every year, making it easy to take your run or walk outdoors and explore all the hikes, bike trails, nature preserves, and stunning views this part of Northern California has to offer.
Dining, Entertainment & Shopping
While Cambrian’s neighborhoods are largely residential, the area does have a number of local restaurants and shops you’d expect from a city, and its central location puts the amenities of neighboring areas and towns right at your fingertips. Within a few minutes, you’ll find plenty of restaurants, shops, and opportunities for entertainment in and around Cambrian.
Adelita's Taqueria is a great local Mexican spot serving healthy portions of authentic favorites accompanied by live Latin music and delicious margaritas. For barbecue, you can’t miss Blue Rock BBQ, a family-owned joint with excellent service and even better food. With a menu stacked with Southern dishes like Tennessee pulled pork and dry-rubbed, hickory-smoked brisket, you’ll never leave here hungry. Scrambl’z in nearby Almaden is a classic all-American diner where you’ll often find locals lined up on weekend mornings eager for a stack of pancakes or a plate of scrambled eggs and bacon. There are also options nearby for any and all diets, including The Happy Hooligans, an all-vegan restaurant with a cozy atmosphere that will keep you coming back.
Beyond dining, there are a few shopping centers around Cambrian for everyday needs and shopping. A Whole Foods and Trader Joe’s are down the street in uptown Los Gatos, and on the edge of Cambrian and Almaden, you’ll find a Walmart, a Costco, and Westfield Oakridge, a shopping center with a movie theater and plenty of dining and shopping options.
Things to Do
A big part of the Cambrian lifestyle involves spending time outdoors, and the neighborhood makes it easy for residents to do so. Doerr Park is a popular green space for families, and with its playground, soccer and baseball fields, and tennis courts, it has something for everyone. Kirk Park and Paul Moore Park are other neighborhood favorites, providing perfect spaces for families to enjoy spending time together and staying active.
Cambrian Park Plaza is a famous outdoor mall known for its retro-reminiscent carousel sign and bowling alley and has long been a weekend destination for Cambrian families to walk and shop around outside. San Jose plans to revitalize the plaza and redevelop the space to include apartments, townhomes, restaurants, retail space, a hotel, as well as green space and ample parking to help the community enjoy it to the fullest. Pruneyard is another great commerce center that’s been around for decades that’s perfect for date night, a daytime activity with the kids, or grabbing a bite to eat. With restaurants, a movie theater, and shops, Pruneyard provides something to do for the whole family.
